What is an as-built? / 02

The drawing of what's actually there.

An as-built drawing is the verified record of a building's existing conditions — every wall, opening, beam, duct, and fixture documented in its real-world location, not its intended one.

Original design drawings represent intent. As-builts represent reality. Walls shift during construction, equipment gets relocated, change orders accumulate, and decades of renovations leave most buildings looking nothing like their permitted plans.

For any renovation, addition, retrofit, or facility upgrade, working from outdated drawings is the single biggest source of change orders, RFIs, and clashes. We capture the building as it is — so your design team builds against truth, not assumption.

What level of accuracy do you guarantee?

All deliverables are produced from a registered point cloud captured with Matterport. Tolerances are 20mm within rooms, verified against the scan dataset before delivery.

What LOD can you deliver Revit models at?

We deliver from LOD 200 (massing-level geometry suitable for early design) through LOD 300 (accurate geometry with defined size, shape, location, and orientation suitable for design development and construction documentation). The right LOD depends on your design phase and budget — we'll recommend during scoping.

Can you draft to our firm's CAD or Revit standards?

Yes — send your titleblock, layer template, and Revit family library and we'll deliver in your firm's standard. We work with most major AEC offices' templates and can match your annotation, line weight, and view style conventions.

What file formats do you deliver?

CAD: DWG, DXF. BIM: RVT (Revit 2021–2024), IFC, NWD/NWC for Navisworks. Point cloud: RCP/RCS, E57, LAS, PTS. PDF for plotted sheets. Matterport for the virtual tour. If your team uses ArchiCAD, Vectorworks, or other tools, ask — we can usually accommodate.

What's a typical turnaround?

Most projects under 10,000 sq ft turn around in 5–7 business days from the scan date. Larger or higher-LOD projects take 10–15 business days. Rush options are available with 48–72 hour expedited delivery for urgent permit deadlines.

Do you scan occupied buildings?

Yes — most of our work is in occupied residential, commercial, and industrial buildings. Scanning is non-disruptive and our techs are experienced working around tenants and active operations. We can also schedule night/weekend scans for hospitals, data centers, retail, and other sensitive environments.
