As-Built Documentation Services: from raw capture to a finished model.

As-built documentation services for the AEC industry — 3D laser scanning, CAD drawings, and BIM models from a single capture. Clean point clouds, drawings to your standards, and models at the level of detail you specify. Captured once, yours to keep forever.

What it is

As-Built Documentation Services, in Plain Terms

As-built documentation services capture a building exactly as it stands today and turn that capture into deliverables your team can actually use — drawings, models, and navigable twins that reflect reality rather than design intent.

The distinction matters. Original design drawings describe what was meant to be built. Walls shift during construction, equipment gets relocated, change orders pile up, and decades of renovation leave most buildings looking nothing like their permitted plans. Designing from that fiction is the single biggest source of change orders, RFIs, and clashes.

Everything below flows from one site visit. A single 3D laser scan produces the dataset, and from it we generate whatever the project needs: as-built plans, a Revit BIM model, a walkable digital twin, or all three. Because the capture happens once, the return visits disappear.

/ 01 — What we do

Pick one or take the full set. Every deliverable below is generated from the same scan dataset, so your drawings, model, and twin stay perfectly coordinated with each other.

Deliverables / 02 — Formats

As-built documentation that drops straight into your workflow.

No proprietary formats, no lock-in. Everything arrives in the files your team already works in — and the raw point cloud comes with it, yours to re-query for the life of the building.

Built for the teams that build.

/ 04 — Who we serve

As-built documentation services solve a different problem for each role on the project. Here's what each discipline gets out of the same scan.

For / Designers

Architects & Engineers

Start your renovation or addition from field-accurate existing conditions instead of decades-old record drawings — and skip the return site visits.

For / Builders

General Contractors

Verify installs against design intent, document progress, and resolve disputes with measurable record data captured at any phase of the build.

For / Owners

Facility & Property Teams

Get accurate base data for space planning, lease management, and maintenance — the spatial foundation for your facilities and asset systems.

FAQ

As-Built Documentation Questions

They capture a building's existing conditions and turn them into usable deliverables: point clouds, 2D CAD drawings, Revit BIM models, and digital twins. The record reflects the building as it actually stands, not as it was originally designed — which is the whole point.

No. Every deliverable comes from the same 3D laser scan, so one site visit can produce drawings, a BIM model, and a digital twin at once. Most clients start with the scan and add deliverables as the project demands them.

Capture runs at 20mm accuracy across building extents with a Matterport Pro3 — comfortably within tolerance for renovation design, coordination, and facility management. Deliverables are benchmarked against the USIBD Level of Accuracy (LOA) Specification.

A fixed-fee proposal comes back the next business day. Most projects under 10,000 sq ft turn around in 5–7 business days from the scan date. Rush delivery is available in 48–72 hours for urgent permit deadlines.

Yes. Send your titleblock, layer template, and Revit family library, and the deliverables come back in your firm's standard — matching your annotation, line weights, and view style conventions, so the files drop straight into your environment.

You do. The registered point cloud and every derived deliverable become your property at delivery — yours to keep, share, and re-query for the life of the building. We hold a copy for QA and for any rescan you commission, but never resell or repurpose it.
