BIM Modeling Services

From point cloud to intelligent model.

We turn reality-capture data into accurate, parametric Revit models your design and facilities teams can build on. Native AEC deliverables, modeled to your spec, delivered on a published timeline.

Models built from measured reality.

Our BIM models start from registered point clouds and Matterport capture, not assumptions. Every wall, floor, structural member, and MEP run is modeled against the as-captured geometry to a 20mm tolerance, so what you see in the model is what stands on site.

We deliver native Revit models organized the way your team works — clean worksets, correct categories, consistent naming, and parameters mapped to your standards. Whether you need an architectural shell for renovation design or a coordinated multi-discipline model for facilities handover, the deliverable is built to be used, not just looked at.

Every model is delivered with a documented level of development, capped at LOD 300, so downstream teams know exactly what each element represents and how far to trust it.

Modeled to the right level — no more, no less.

We scope each model to the level of development your project actually needs. Over-modeling wastes budget; under-modeling fails coordination. Here's how we tier it.

100

Conceptual massing

Generic volumes and overall geometry for early planning, feasibility studies, and space programming. Quantities are approximate.

200

Generic systems

Elements modeled as generic systems with approximate size, shape, and location. Suitable for design development and clash awareness.

300

Accurate geometry

Elements modeled at accurate size, shape, location, and orientation against captured reality. Our standard ceiling for as-built deliverables.

What lands in your inbox.

FILE 01

Native Revit model

A clean .rvt file structured to your standards — correct categories, worksets, levels, and parameter mapping ready for your team to design into.

FILE 02

2D plans & sections

Floor plans, reflected ceiling plans, elevations, and sections generated directly from the model and exported to CAD or PDF.

FILE 03

IFC / open formats

IFC exports for cross-platform coordination, plus Navisworks-ready files for clash detection and project review.

FILE 04

Registered point cloud

The underlying registered scan data, linked into the model so you can verify any element against the captured reality.

FILE 05

Matterport walkthrough

An immersive Matterport capture of the space, hosted and shareable, for context alongside the modeled geometry.

FILE 06

LOD & accuracy report

Documentation of the level of development per element category and the tolerance achieved, so downstream teams know what they're working with.

From site to model in four steps.

01

Capture

We capture the existing conditions with 3D laser scanning and Matterport, producing a dense, registered point cloud that records the space exactly as it stands.

02

Register & scope

Scans are registered into a single coordinated dataset. We confirm the scope, target level of development, and your modeling standards before a single element is drawn.

03

Model

Our modelers build the Revit model against the point cloud to a 20mm tolerance, capped at LOD 300, organized to your worksets and naming conventions.

04

QA & deliver

Every model is checked against the source data before handoff. You receive the native files, derived 2D output, and a documented accuracy report on a published timeline.

Measured model vs. legacy drawings.

Most existing buildings are documented with record drawings that are years out of date — if they exist at all. Here's how a model built from reality capture compares.

Record Drawings
Scan-to-BIM Model
Accuracy
As-designed, rarely as-built; undocumented changes accumulate
Modeled to 20mm against captured reality
Currency
Reflects the building when drawn, not as it stands today
Reflects the building exactly as captured
Coverage
Only what was drawn; hidden conditions missing
Every captured surface, verifiable against the point cloud
Intelligence
Flat geometry with no embedded data
Parametric elements with categories and parameters
Reusability
One drawing for one purpose
One model → plans, sections, IFC, coordination, FM
Verification
Re-measure on site when questioned
Re-query the linked point cloud anytime

Built for how AEC teams actually work.

A measured BIM model pays off anywhere a decision depends on knowing exactly what's there.

Renovation & retrofit design

Design into an accurate model of the existing building instead of unreliable record drawings, cutting field surprises during construction.

Facilities & asset management

Hand a measured, parameterized model to operations teams as the single source of truth for the building's geometry and systems.

Coordination & clash detection

Run multi-discipline coordination against real conditions, catching conflicts before they reach the field.

Historic & complex structures

Document irregular, ornamental, or undocumented buildings where measured geometry can't be approximated from drawings.

The model AEC teams design into.

A measured BIM model solves a different problem for each role on the team. Here's how each discipline puts it to work.

/ FOR ARCHITECTS

Design from verified geometry.

Start in design development on day one. The model drops into Revit organized to your standards — no remodeling, no field redraws.

  • Native Revit, mapped to your template
  • Coordinated plans, sections, elevations
  • Existing conditions resolved up front
/ FOR ENGINEERS

Coordinate against what's real.

Structural and MEP teams build into a model that matches the building, not a drawing set. Catch conflicts before they reach the field.

  • Verified column & beam locations
  • Modeled MEP runs from captured routing
  • Clash detection against real conditions
/ FOR GCs & OWNERS

De-risk every decision.

From bid to handover, a measured model resolves the questions that drive change orders and RFIs. Build it once; reference it for the life of the building.

  • Pre-bid conditions verification
  • Quantity takeoffs from the model
  • A single source of truth for FM handover

BIM modeling, answered.

We model to a maximum of LOD 300 — elements at accurate size, shape, location, and orientation, verified against the captured point cloud. We scope the target level per project so you only pay for the detail your downstream workflow needs.
Models are built against registered reality-capture data to a 20mm tolerance. Because the geometry is modeled directly from the point cloud rather than record drawings, the model reflects the building as it actually stands today.
Native Revit (.rvt) is the primary deliverable, plus 2D plans and sections in CAD or PDF, IFC for open coordination, Navisworks-ready files, the registered point cloud, and a Matterport walkthrough. We can match your specific export requirements.
Yes. We confirm your worksets, naming conventions, category mapping, and parameter schemas before modeling begins, so the file drops cleanly into your environment with no rework.
Both. We capture the existing conditions with 3D laser scanning and Matterport and carry that data straight through to the model. If you already have registered scan data, we can model from your dataset as well.
Turnaround depends on square footage, level of development, and discipline scope. We publish a timeline with every proposal and hold to it — tell us the project parameters and we'll send a delivery date back with the quote.
